Is it a good time to buy or sell? Yes!
Home prices may be down, interest rates may be up, but it's still a good time to get into the market. With the corrected prices, interest rates are less painful because you'll be borrowing less and need less of a down payment, so your monthly mortgage payment could be close to what you would be paying before the changes.
As a seller, homes are selling for less than last year, but prices are still higher than pre pandemic. And, although every situation is unique, a good way to look at it is, sell for less, buy for less. It's all relative.
